Water Leaks
Water leaks have become an unfortunate reality for property owners over the past decade. Water is a problem for two reasons. Firstly it causes problems for the individual owner at the point of entry, but also it damages the building infrastructure.
Often water can enter a building in the most hidden manner .It is often a difficult process to identify the exact point of water entry and often a process of elimination. OTL has gained a lot of experience in problem solving the water entry points.
Our services include:
- Waterleak Initial Inspection. We can inspect the affected area and advise you if there is anything immediately obvious to repair. This can often be done for free if we are already on your building doing other maintenance work (cleaning windows etc)
- Waterleak Problem Solving. If there is nothing obvious to indicate water entry ,we can begin a search looking for possible building defects allowing water to enter. This is always a process of elimination.
- Waterleak Reports. We can prepare you a report, complete with digital photos, outlining damage to the exterior building infrastructure. In many cases the property manager will not be able to see this. If we have discovered the reason for water entry we will show this and help you make a decision as to the most effective means of remedial repair.
- Remedial Repair. We can help you decide on the best method of remedial repair once we have identified the problem. We will advise you if the repair needed is outside the scope of our expertise.
This building had a number of problems with water leaks into the office area. What people could not see from inside was how badly the water had affected the joinery and infrastructure.
Our report identified the water entry points and the resulting exterior damage.
